What land buyers verify
Someone buying land is buying a possibility, and the possibility depends on permitted use, whether utilities can be connected and at what cost, road access, and whether the title documentation is clean. A listing with an area and a price tells them nothing, so every enquiry becomes a site visit and most of those are wasted. Boundary and location are also impossible to convey without a map, which few listings provide.
What we build for a land seller
First, mapped listings with exact boundaries, since location and shape are the property and a photograph of a field is not. Second, permitted use and zoning stated, which determines whether the buyer can do what they intend. Third, utilities availability and connection cost, the hidden expense that frequently exceeds the land price. Fourth, documentation status published, because title risk is the central fear in land purchase.
